The challenge

Plaisant Court formerly Convent Court, located in St. Helier, Jersey is a 13-storey high-rise building containing 73 residential flats. The property was originally built in 1976 and the client, Andium Homes wanted the building to be brought up to modern standards and current Building Regulations. Working alongside Morris Architects and building contractor Cameron’s Ltd. they began a scheme of remediations and renovations to achieve this. The building was completely stripped back to its original concrete frame, and from there all elements of the building were to be renewed. 

Triflex Authorised Contractors Rateavon Ltd. were subcontracted in to provide a waterproofing solution to all cantilevered balconies and a heavy duty waterproofing and surfacing system to the internal plant room floor. Triflex were consulted to provide a Project Specification Proposal.

The client requested that the balcony solution would be durable with an attractive finish, that could be tailored to be in keeping with the building. The internal plant room floor required a hard wearing, waterproof solution, that could withstand heavy loads, providing protection to the substrate.

The balconies were built from a metal frame structure and consisted of a concrete and screed build up. The balconies had been overlaid with a concrete paving slab which following on-site testing revealed that they had not previously been waterproofed. This lack of waterproofing meant that the concrete screed had become sodden, causing water to ingress into the below apartments, which in turn had lead to damp and mould appearing on the walls.

Cohesive strength tests confirmed that the existing screed was too badly deteriorated and sodden to be directly overlaid. Therefore, it required full removal and re-laying with new screed before Triflex could be installed.

Triflex was specified to provide the waterproofing and surfacing solution after the clients concluded that the systems could provide an attractive and durable finish. Triflex ProFloor was the ideal solution for the cantilevered balconies, the partially reinforced system is designed for use on cantilevered structures and over unoccupied spaces. This system has 4 finish variants which offer different textures and surface finishes allowing the client to tailor the finish to suit. In this case, the client chose Quartz Design with small grain quartz, making the system ideal for light foot traffic by providing a high level of anti-skid.

Triflex ProThan was specified for the plant room floor. This system is perfect for use in highly sensitive environments and internal, poorly ventilated areas. Triflex ProThan is fully reinforced for maximum waterproofing protection and with the heavy duty variant specified, it provided the additional protection required. 

All works were completed on schedule and to a very high standard by Triflex Authorised Contractors, Rateavon Ltd.
